**What you're getting:**
The room is a decent size with your own private bathroom attached. Having your own bathroom is honestly a huge plus - no sharing, no waiting around, it's all yours. The room has a closet for storage and gets good light.
**The setup:**
This is a month-to-month agreement, so you're not locked into a year-long lease. Gives you flexibility if your situation changes or if you're just not sure how long you need a place. I do ask for 30 days notice if you decide to move out, just so I have time to find someone else.
**Utilities:**
Rent is $500 per month. Utilities are separate and depend on actual use - electric, water, that kind of thing. We can split them based on usage or work out a fair arrangement. Usually runs somewhere between $75-125 depending on the season and how much you're running heat, AC, or whatever. I'll show you the bills so everything's transparent.
**House rules:**
No pets allowed - can't make exceptions on this one, sorry. No smoking inside the house. If you smoke, you'd need to do it outside. Just trying to keep the place clean and fresh for everyone.
**Common areas:**
You'll have access to the kitchen, living room, laundry. I keep things tidy and just ask that you do the same. Basic roommate stuff - clean up after yourself, don't leave messes sitting around.
**Location:**
Pea Ridge area. Quiet neighborhood, safe, and you've got decent access to Rogers, Bentonville, and the surrounding area. Walmart, grocery stores, gas stations all pretty close by.
**About me:**
I work during the week and keep a pretty regular schedule. Not home a ton but around on evenings and weekends. Looking for someone who's clean, respectful, pays on time, and doesn't cause drama. Employed or steady income is important.
**Move-in:**
Security deposit is $250. First month's rent plus deposit to move in.
